    Plans, engineering, allowances and a line-item budget. You see the whole number before we sign.

    Permits & approvals

    We handle the township submittals, zoning, and utility coordination — and we keep you posted on where each item stands.

    Site work & foundation

    Demo, excavation, footings, foundation waterproofing and drainage engineered for North Jersey soil and frost depth.

    Framing, systems & inspections

    Framing, roof, windows, rough plumbing, electric and HVAC, then insulation — each stage inspected and signed off.

    Finishes & move-in

    Cabinets, tile, trim, paint, fixtures, punch list and final C.O. — plus a written warranty and a real follow-up.

How much does it cost to build a custom home in New Jersey?

Most of our ground-up builds in North Jersey land between $325 and $550 per square foot depending on finish level, site conditions and township requirements. We give you a line-item budget in preconstruction, not a vague per-foot guess.

How long does a custom home take?

Plan on 12 to 18 months from signed contract to move-in for a typical build — roughly 3 to 6 months of design, engineering and permitting, then 9 to 12 months of construction.

Do you handle permits and township approvals?

Yes. Zoning, building, plumbing, electric, fire and final C.O. are all part of our scope, and we manage the inspection schedule so trades are not sitting idle.

Can I use my own architect?

Absolutely. We work with your architect, or bring one of ours in, and we budget the drawings early so the design matches your number.
